Fifteen years after the closure of the Terra Encantada theme park, the fateful design of a 160,000 square meter site in one of Barra da Tijuca’s most valuable districts has begun. The land will be divided into sections, one of which will begin construction this month on a 9,000 square meter public plaza. Access will be via three new streets connecting the neighborhood’s internal roads with Via Ayrton Senna. The main project is Park Avenue, a condominium that will include residential and commercial facilities.

Gustavo Guerante, the city’s urban development secretary, explained that a master plan review conducted more than a year ago helped inform the proposal for the area.
— The new plan reverses the logic that people should work in the community and return home at the end of the day, leaving behind a secluded environment — he says.
Carlos Bandeira, director of development for landowner RJZ Cyrela, said the Park Avenue project is still under development, with no start date set and will follow market demand. For example, the size of units, the total number of blocks and apartments, etc. are still under strict scrutiny. What is already certain is that due to its proximity to Jacarepagua Airport, the height of the building must be a maximum of 34 meters.

Meanwhile, the construction company has already decided on the destination for two commercial sites. One of these will be for Ayrton Senna and will be a branch of the Hapvida health network, which has already started providing civil engineering services. The second batch will be Tamandare Group of schools.
— The main objective is to give the area a new, high-quality public space with wide sidewalks connected by a 1.4-kilometre bike path that will be frequented by the population and future residents of Park Avenue — explains Bandeira. — The new street will also improve traffic flow in that area of Barra da Tijuca, with a new connection to Ayrton Senna. We plan to complete these works within a year.
Regarding the plaza, all energy, telephone and internet facilities are installed underground and there are no exposed wiring. There will also be a parkan (animal leisure space), two children’s play areas, eight bicycle racks with a total capacity of 200 bicycles and a parking lot with a capacity of 100 cars, as well as palm trees and jaboticaba trees.
The new road towards Ayrton Senna will be accessed via Calle Jose Silva Neto, which will serve as the entrance to the Peninsula condominium and corporate building 02. This road is already connected to Barra’s other internal roads, such as Barra Shopping, Via Parque, Casa Shopping and Lorenzo Jorge Hospital.

Antonio Enrique, deputy executive director of Colegio Tamandare, said they have already started surveying the land and are waiting for permission from city hall to start construction. The school will have 31 classrooms for primary and secondary education and is expected to be completed by the end of the first term in 2027. Part-time and full-time classes are offered.
— We want this unit to be a reference for the neighborhood, so we will conduct a selection process (access test). We have to work with around 700-800 students, which is a much smaller number than other units in the network.
Hapvida intends to build an emergency emergency unit with no hospitalization. We have 38 offices offering a variety of specialties and 24-hour service. The project cost amounts to R$75 million.

The number of visitors per day has been around 2,000.
